Brian E. Moore is the Managing Member and Founder of Division Street Capital, LLC. The firm has been in operation since April 2012 and was incorporated in Illinois on September 10, 2012. As of this writing, Division Street Capital, LLC has raised over $2.5 million of investor equity to purchase and rehab seven multifamily and mixed-use properties valued at $11.4 million.

Mr. Moore has over 20 years of experience in real estate. Mr. Moore has an MBA and MArch from the University of Illinois at Urbana-Champaign. He also received a BS in Architectural Studies from U of I. During his master's degree studies, he was a teaching assistant in the Department of Architecture where he instructed students on the anatomy of buildings and building technologies.

Mr. Moore practiced architecture for two years, working on numerous commercial and residential buildings. Following his graduate studies he went to work for Draper and Kramer, Incorporated as a Research Analyst. Under the tutelage of Department Head McKim Barnes, a Harvard- and Stanford-educated guru in methods and sources of real estate research, Mr. Moore established a philosophical foundation in data-driven market analysis, economics and investment theory. Mr. Moore worked on most commercial property types (including office, industrial, retail and multifamily) and eventually focused on the multifamily sector, providing critical research on over $200 million of investments made by Draper and Kramer during this time.

Upon his promotion to Asset Manager at age 27, Mr. Moore assumed responsibility for 1,100 apartments located in the Chicago and St. Louis metro areas. As Asset Manager, his duties included establishing performance measures for property management teams, planning and approving capital expenditures with project managers, negotiating service contracts, and periodic reporting to ownership on the properties' financial performance. Mr. Moore also evaluated over $750 million in potential real estate investments for Draper and Kramer and its subsidiaries, with responsibility for market analysis, feasibility analysis and financial modeling.

During his tenure as asset manager, Mr. Moore was tapped to spearhead a $67 million phased urban multifamily project in Chicago. The 150-unit apartment first phase was planned, financed, and completed on time while achieving all operational performance metrics. However, the second phase was a new construction condominium development, completed in fall 2007, which fell victim to the Great Recession.

After 11 years with Draper and Kramer, Incorporated, Mr. Moore transitioned to a new job at Prairie Management and Development, Incorporated, a privately-owned company in downtown Chicago. Here, he was responsible for overseeing the operations of four apartment complexes totaling 700 units. He created and managed asset valuations, annual budgets and capital plans. In this role, Mr. Moore was exposed to all aspects of management, including accounting and day-to-day operations of a professional management company. His role included optimizing rents to achieve income goals, establishing and implementing tenant selection criteria, managing expenditures and overseeing management teams and staff. He also was project manager for dozens of small- to mid-size construction projects including apartment rehabs, office build-outs and building mechanical updates. Mr. Moore received formal training in Fair Housing and is a Certified Occupancy Specialist. He left Prairie Management in early 2012 to chart a new direction in his career.

In 2001 at age 29, Mr. Moore and his wife purchased a 3-unit investment property located in the Wicker Park neighborhood of Chicago. The property has done exceedingly well with regard to rent growth and price appreciation. Here he developed his eventual strategy for Division Street Capital of maintaining the property and units in top condition and charging the highest rents in the market. Mr. Moore has managed numerous ongoing maintenance and rehab projects at the property.

Mr. Moore received his Illinois Real Estate Broker License in February 2015. He has since used the license to buy, sell and rent properties, primarily for the benefit of Division Street Capital, LLC.

Mr. Moore lives in Downers Grove, Illinois with his wife, Mickie, and their three kids. He volunteers with a number of his children's organizations plus he coaches youth football and rugby. He enjoys running, occasionally performing in a rock 'n roll band and spending time with his family.
